Golden Valley Property Management (GVPM) is helping single family and condominium associations manage the business of overseeing the communities in which they live. Every member of a Board of Directors has a fiduciary responsibility to make decisions with their members’ best interests in mind. However, as volunteers, they often don’t have enough time, knowledge or experience to be able to effectively address every aspect of management.  Michael D. Latz, founder of GVPM, has strong experience with small business management, as well as the issues facing Associations today in Arizona. After Latz completed his MBA degree at the University of Minnesota, he moved to Arizona. Coming from a family of entrepreneurs, Latz has worked in small companies or has been self-employed since 1990. In 1997, he purchased his first home in a self-managed community. Shortly thereafter, he was elected to the Board of Directors and assumed the fiduciary responsibilities of the Treasurer and Secretary.
Latz states, "Each association is a business with income and expenses, and the Board is charged with the ultimate responsibility of seeing that these funds are managed appropriately. Proper planning for the daily and long-range care of the community is paramount. Future property values depend on it. Furthermore, someone needs to enforce the Covenants, Conditions & Restrictions (CC&R’s), Rules and Bylaws on the membership, your neighbors, in a consistent and equitable manner. This must be done properly in order to preclude any legal complications."
